The Early College of Arvada (ECA) building at 4905 W 60th Ave has been listed as "under contract" on commercial real estate platform loopnet.com as of July 29, 2025, marking a significant development in the ongoing saga surrounding the former educational facility.

This listing comes after a year of uncertainty and what community members describe as a lack of communication from the City of Arvada regarding the building's future. The property, which once housed the innovative educational institution of the same name, has been at the center of community debate since the city hosted a fateful Town Hall meeting on September 17th, 2024, where they attempted to solidify the facility's use for a homeless navigation center. This proposal sparked considerable community discussion and ultimately led to a unanimous city council vote to sell the building, as previously reported by Arvada Voices. However, the months following that decision have been marked by silence, leaving residents and stakeholders wondering about the property's fate.

The "under contract" status visible on loopnet.com suggests that a buyer has been identified and negotiations are underway. However, the identity of the potential purchaser remains unknown. The listing indicates that the sales process has moved beyond initial marketing phases into serious negotiations.

Residents are eager to learn about the sale details and what lies ahead for the property. Arvada Voices submitted several questions to the city seeking clarity on key aspects of the transaction, including the buyer's identity, their intended use of the facility, whether it will maintain any public function, the expected timeline for completion, and the final sale price.

City Manager Don Wick provided an update on the situation, explaining that while the former Early College of Arvada building went under contract just days ago, the sale remains far from final. Due to the preliminary nature of the agreement, the city is maintaining confidentiality regarding the potential new owner's identity. The transaction now enters a due diligence phase that could last up to three months.

The city council will take formal public action on the sale once the purchase timeline becomes definitive and all contingencies are resolved.

Community Impact

The ECA building represents more than just real estate; it symbolizes educational opportunity and community investment. Its sale to the City of Arvada marked the end of an era for the early college program that once served local students, and its vacant status since July 2024 has remained a concern for area residents.

As the three-month due diligence period unfolds, the community awaits the formal council action that will finalize this chapter in the building's story. Arvada Voices greatly appreciates the City’s response to our inquiries, and we will continue to respect the confidentiality of this process. The coming months should provide definitive answers about whether this sale will proceed as planned.

This is a developing story. Arvada Voices will continue to monitor the situation and provide updates as more information becomes available.

Didn't the community get a say on buyer? Such as we approve or don't based on the buyers proposal use for the property.

I remember asking for this as part of the engagement process; but I'm not sure the City ever committed to this. I think we may potentially be able to comment during the "due diligence process" Don Wick referred to, but I would need to do more research on what that process entails. Might be worth an email to the City to inquire what the general process is, as it relates specifically to property sales/purchases.
